You can expect SG Transaction Solutions to bring value and leverage to your business to make room for exponential growth. Once your client goes under contract we take over from there! After the inspection is complete and all terms are agreed upon, you as the agent have nothing left to think about. We follow up on all deadlines and contingencies with lenders, HOA's, title/closing attorneys, and co op-agents. We correspond with your client to answer any questions they may have as the transaction moves forward.  Not good with paperwork? SG Transaction Solutions has you covered! We handle all broker compliance and disbursement authorizations to ensure you get paid at closing! We are committed to being an extension of you, your clients real estate agent.  We are on your team.

Contract to Close

  • Introduction emails with deadlines and executed/binding documents attached 
  • Buyer intro phone calls to go over deadlines 
  • Review contract for compliance office requirements, retrieve any missing documents and signatures 
  • Submit file to agent’s office/market center (including submitting green sheets) 
  • Manage & communicate all due dates in the contract 
  • Notifying all parties with reminder of upcoming due dates via phone call and/or email 
  • Follow up with all parties throughout the process with weekly update reports via email 
  • Follow up on all escrow deposits and circulate confirmation 
  • Schedule home inspection when requested 
  • Confirm loan application has been made 
  • Call Mortgage Company for status updates 
  • Follow up on loan commitment letter from lender 
  • Order title services 
  • Confirm clear title and report to all parties   
  • Send contract, addendums and any other required docs to title 
  • Provide preliminary title report to buyer’s agent 
  • Schedule appraisal
  • Follow up on appraisal value and update all parties 
  • Ensure lender is on track for loan approval, CD release, and closing date 
  • Request and review settlement statement prior to closing  
  • Submit provide DA to title/closing attorney 
  • Schedule walk through and closing 
  • Submit file for compliance
  •  Follow up on HOA applications
  •  Make sure HOA approval gets to title, when needed 
  • Facilitate amendments/addendum when needed 
  • Confirm buyer has wiring instructions for closing 
  • Provide additional vendor referrals as needed 
  • Make sure you, the agent are paid on time

On behalf of the agent, the coordinator will do the following:

  • Collect new listing agreement, addendums, seller’s property disclosure, etc 
  • If additional info, initials or signatures needed, we will get from seller(s) 
  • Collect MLS listing input form 
  • Will review docs for office requirements/compliance 
  • Submit file to agent’s office/market center 
  • Order agent/brokerage sign to be delivered (agent to provide sign company info) 
  • Follow up that sign has been installed
  • Order photos and/or photo tour (agent to provide photographer info) 
  • Enter listing into MLS (agent provide description or we will do a basic description   off of photos and basic info) 
  • Follow up with photographer for photos/tour 
  • Upload photos into MLS (in order specified or in order of telling story of property) 
  • Upload tour into MLS 
  • Make any changes Agent/Seller requests in MLS to initial entry within 72 hours 
  • Set up Showing Instructions with Showing Desk (or other company provided by   agent) 
  • If requested, we'll send a copy of all executed docs to the seller via mail or email
  • Please note, this service will not include showing following up or showing feedback.
